Can I change property managers while my property is tenanted?
Yes, you can. As long as you haven’t recently signed an exclusive agreement for tenant sourcing and management, you’re free to appoint a new managing agency—even if your property is currently tenanted.
Can I sell my investment property while it’s tenanted?
Absolutely. As long as tenants are provided with the appropriate notices and shown respect during the sales process, you’re within your rights to sell the property at any time.
What are my responsibilities regarding property maintenance?
As a landlord, you’re legally required under the Residential Tenancies Act 1997 to provide the property in a reasonably clean condition at the start of a lease and to ensure it’s well maintained throughout the tenancy. Urgent repairs must be addressed within 48 hours. Home & Key RE can coordinate all maintenance and repairs for you, working with qualified and reliable tradespeople. We’ll always communicate with you and seek your approval before proceeding with any work requiring quotes or additional costs.
Is Landlord Insurance required?
While not mandatory, we highly recommend Landlord Insurance. It offers peace of mind by protecting your rental income and the physical condition of your investment. It’s also generally tax-deductible.
