Selling Your Home with Confidence

Thinking about selling? It’s perfectly normal to feel a mix of excitement and nerves — but with the right information and guidance, selling your home can be a smooth and successful experience.

At Home & Key RE, we’re here to help you make informed decisions and get the best outcome possible.

1. Get an Appraisal & Choose the Right Agent

It’s tempting to go with the agent who promises the highest sale price, but be cautious. Some agents over-quote just to win your listing.

Choose someone local, experienced, and honest—an agent who knows the area, backs advice with real sales data, and genuinely wants the best outcome for you. Trust your gut!

2. Setting the Right Price

Setting the right price at the start is critical. Overpricing can turn buyers off, and you’ll miss out on those important first few weeks when interest is highest.

Study sold prices of similar homes nearby—not the asking prices—and price your home competitively. The right price brings strong early interest and better offers.

3. Kerb Appeal Counts

Buyers often drive past before booking an inspection. Make sure your front yard looks clean, tidy, and welcoming. Mow the lawn, trim the plants, pressure wash the driveway, and store away bins, toys, or tools.

A great exterior draws people in—it’s the hook that makes them want to see more.

4. Clear the Clutter

A neat, open space helps buyers imagine themselves living there. Remove personal items like family photos, souvenirs, and fridge magnets.

Clear kitchen benches, pack away excess furniture, and tidy shelves. You’re not just selling a house—you’re selling a lifestyle and a feeling of space.

5. Fix the Small Stuff

Leaky taps, cracked tiles, loose handles—these little things might seem minor, but they give buyers the impression your home hasn’t been well cared for.

Spend a bit of time and money fixing small maintenance issues—it tells buyers your home is move-in ready and well maintained.

6. Set the Right Atmosphere

Create a warm, inviting vibe. Let in as much natural light as possible—open blinds and curtains, switch on lights in dark corners.

Use subtle scents like fresh flowers, brewed coffee, or a diffuser to enhance the mood. And make sure the house is comfortable—warm in winter, cool in summer.

7. Check Before Renovating

Thinking of renovating the bathroom or kitchen before selling? Hold up! Not all renos add value. Before spending big, ask your agent whether it will impact the sale price.

Often, a fresh coat of paint or minor touch-ups do more than a full renovation. We’re happy to guide you on what’s worth doing.

8. Step Out for Opens

Buyers feel more comfortable looking through a property when the owner isn’t there. If you can, step out during open inspections and take pets or kids with you.

This gives potential buyers the space and freedom to imagine the property as their own.
